Newer resort stock along the central coast and on Phu Quoc means good physical infrastructure — multiple outlets, well-built pool bars, proper kitchens — paired with menus and service routines that were set at opening and never revisited. The infrastructure to capture revenue exists; the operating layer often does not.

What we find in Vietnam

Outlets built but not trading

It is common to find a beautifully constructed beach bar or second restaurant open on paper and effectively dormant — no menu presence, minimal staffing, hours that do not match guest patterns.

Opening menus never revisited

A menu written before the property opened reflects assumptions about the guest that turned out to be wrong. Two years of POS data usually contradicts it and nobody has looked.

Service trained on process, not conversation

Service standards are often strong on procedure and silent on recommendation. Teams are capable and willing; nobody has given them the sentences.

When to start

Central coast peaks February–August; Phu Quoc runs November–April. Regional patterns diverge more than in Thailand, so timing should be set per property.
